YBS Business Home loans cuts corporate BTL rates by up to 0.91%

YBS Commercial Mortgage has cut rates up to 0.91% on its corporate buy-to-let (BTL) five-year fix, available to clients borrowing up to 65% loan-to-value (LTV).

Landlords will be offered a new fixed rate of 4.99% down from 5.90%.

For clients borrowing up to 75% LTV on a five-year fix, rates are reduced to 5.35% from 6.25%.

The lender’s house of multiple occupancies (HMO) and holiday let products are also included in the changes, with rate cuts of 0.90%.

This reduces the rate of the HMO offer to 5.50%, down from 6.40%, and the holiday lets product to 5.55% reduced from 6.45%.

Both are available up to 75% LTV.

All products are available on loans of up to £15m, with arrangement fees of 2% of the total loan value.

Another change is the lowered rates to the lender’s five-year fixed rate semi-commercial product, which targets part-residential, part-commercial assets.

These have been reduced to 6.25% from 6.79% available on loans of up to £5m, to 70% LTV.

YBS Commercial Mortgages head of business development Mike Davies says: “We recognise the challenges landlords have faced when it comes to making their investments affordable in the current climate.”
